You inherit a house, a flat or SCI shares in France

A reasoned value at the date of death, which the notaire (French civil-law notary) includes in the inheritance declaration and which stands up to a tax audit. Discounts on shares in an SCI (French property-holding company) are justified.

Frequently asked questions

How much does a valuation cost for an inheritance or a divorce?
Usually €975 for a house or a flat, with a visit and a full report, plus travel charged at €65 per hour or part hour for the return trip from PONT-L'ABBÉ (VAT not applicable). The quote is free and can be prepared from a simple written description. See the Fees page.
Can the notaire do the valuation themselves?
The notaire can give an opinion of value, and often knows the local market well. Where heirs disagree or a tax audit is under way, a valuation report drawn up by an expert from outside the notaire's office provides a written demonstration, with its comparables and its methods, that everyone can check.
What do you need to see on site?
The whole property, including the attic, the basement and the outbuildings, with the documents: title deed, statutory surveys, property tax notice, plans, minutes of general meetings for a co-owned building, leases if it is let. The visit lasts between 45 minutes and 2 hours.
My former spouse has already had a valuation done. What should I do?
Either a critical review of that report, which takes as much time as a valuation, or a joint valuation to which they are invited. A second single-party report set against the first rarely leads to an agreement.
