All amounts exclude travel, which is charged separately. The time shown is that of a standard file; it increases with the number of units, legal complexity, an old valuation date or incomplete documents. The quote fixes the amount before work starts.

Sample quote

A house in Quimper, a housing development planned behind the garden

Fictional case, built on the price list above. A couple who own a house in Quimper learn that a subdivision permit has just been granted on the neighbouring plot: eight lots, two-storey houses facing their terrace. They want to know the value of their property and have the loss of value quantified before talking to their lawyer. The report must be usable in court.

Frequently asked questions

What does the price include?
The time spent on the assignment: reading the documents, inspection, search for comparables, calculations, drafting, a signed report delivered electronically, and a debriefing. Travel is charged separately, per hour or part thereof, return journey from PONT-L’ABBÉ. Fees, costs and disbursements are set out in the engagement contract, as required by the Charte de l’expertise en évaluation immobilière (Title I, §2.1).
Why bill by time spent?
Because the Charte provides that fees are “freely negotiated between the parties, either as a lump sum or on the basis of time spent” and that they “must be set according to the complexity of the property and the work required” (Title I, §2.1 and §4.1.3). The quote states the number of hours planned; it becomes a fixed price once accepted, unless an additional assignment is agreed in writing.
Why are fees never linked to the value found?
The Charte de l’expertise en évaluation immobilière forbids it: “Under no circumstances may the fee be indexed to the value of the property valued, in order to guarantee the neutrality and impartiality of the valuation” (Title I, §2.1). The expert must also “refuse any remuneration other than the agreed fee as well as any gift or advantage” (§4.1.1). In court-ordered work, the expert may not receive any payment directly from a party (article 248 of the French Code of Civil Procedure) and the fee is set by the judge (article 284).
Why a deposit?
The Charte provides that “the start of the assignment may be subject to the payment of an advance” (Title I, §2.1). The 50 % deposit is requested on return of the signed quote, the balance on delivery of the report. Payment by bank transfer; international transfers are welcome.
No VAT?
The practice falls under the French small business VAT exemption (article 293 B of the General Tax Code). The amounts shown are therefore net, with no VAT to add.
Is the quote free, and do I need to call?
The quote is free and without commitment. It can be prepared from a written description sent through the form or by email; a phone call is possible if you prefer, in English or in French. It states the subject, the valuation date, the work planned, the documents to provide, the timeframe and the price (engagement contract, Charte, Title II, §9.1).
